We are Scott and Sarah Hendrix, high school sweethearts and both San Juan Capistrano born and raised!

WORK - HOBBIES - INTERESTS

Scott is currently working at Stego Industries, where he has worked as an IT Manager for the last 10 years. Sarah is a visual artist (including graphic design, event planning, design & styling, digital marketing & photography) and musician with a focus on singing/songwriting. As hobbies, Scott is a runner, drummer and woodworker. Sarah enjoys working with youth from a local church, writing, interior design, art and of course, music.

WHAT WE ARE LOOKING FOR

Last year we downsized and moved to a 1 bd apartment in San Clemente to save for our first home, but earlier this year found out we are expecting our first child in Feb, 2019. With a baby on the way and the need for more space for our music equipment and hobbies, we are looking for a home to spread our wings and call home as we expand our family. With that said, it is our greatest desire to pour into a home and take ownership of the property while having the feeling of space and privacy. This property feels likes an amazing fit with a perfect music studio in the outdoor room, as well as enough space for an office. Our plan is to save for the next several of years and get settled as a family, then eventually buy our first home (hopefully in San Juan).


PROPOSAL

RENTAL PRICE: $2,300/mo.

This is the ideal rent that we would pay with our current income. This would allow us the freedom to put in time for labor to update and maintain the property while also giving us a small cushion for the cost of a new baby and savings for a home in the future.

CARE & MAINTENANCE OF PROPERTY

We would take responsibility of upgrading and maintaining the property and home to see that it is made clean, safe and modern without compromising the country, farm feel. We are willing to provide labor (unless a specialist is needed) with material costs covered by landlord (taken out of monthly rent, within specified budget to be discussed). All projects that are permanent will be discussed with and approved by landlord before starting.

OUR VISION

To clean up the outside of the property and modernize the inside to create a more functional, valuable and attractive property for the landlords.

Including:

Removal of abandoned items on the property (piles of bricks, wood, crates, metal scraps, etc).

Adding doors and light fixtures to garage

Build fence along the backyard and see to the removal of the palm trees for an attractive view from the windows and a clean, inviting environment for tenants and guests to enjoy the backyard.

Paint exterior of studio building

Paint cabinets in kitchen & add open shelving

Continue laying bricks/stones or gravel for the landscaping of the backyard

KITCHEN

KITCHEN PROJECT: WHITE CABINETS & OPEN SHELVING

PROPOSED: Remove two non-matching cabinets above dishwasher and add opening shelving to display serve ware, china, plants, etc. and to give it a more updated and modern yet country feel. We will sand and paint all current cabinets white to give more light and bright kitchen since there isn’t direct much sunlight.

TENANT COVERS

Fresh white paint for kitchen walls, labor for removing cabinet doors, sanding, painting and reinstalling cabinets and fixtures.

BACKYARD

BACKYARD PROJECT: Fence and Landscaping

PROPOSED: Build a fence along the outskirts of the backyard and landscape using low maintenance, water saving “desert style” landscaping. Type of fence is to be determined based on lowest cost to landlord and amount of labor for tenant. Currently we would like to propose making a fence along the front of the small cement retention wall that was built in the backyard. If possible, we would love to work with property owners of the palm tree farm to remove unused palm trees.

TENANT COVERS

Design of the fence, purchasing and hauling of materials, installation and any labor associated. Tenant will look for cheapest items for graveling or find/gather as many free materials as possible to keep this project as cost effective as possible.

LANDLORD COVERS

Costs of materials (fencing material, fence hardware, gravel, etc.)

GARAGE SHED

Garage Shed PROJECT: Add doors, Lighting & Replace Winodw

PROPOSED: We would love to see the garage shed have doors for a clean, finished look as well as for privacy and security (ability to lock the shed). We may have a connection to get free wood for a sliding wood barn door look, otherwise we will look at other options such as a rolling warehouse door, aluminum sliding door, etc. We noticed that it also needs new light figures as the old ones are broken, and a new window (currently it is cracked & screen is bent).

Purchasing and hauling of materials, creation, installation and any labor associated. Tenant will look for cheapest items for graveling or find/gather as many free materials as possible to keep this project as cost effective as possible.

LANDLORD COVERS

Costs of materials (materials, sliding door hardware, glass window, etc.)*

*Tenant will look for free light fixtures, which come up on craigslist periodically


INTERNET

HIGH-SPEED INTERNET for ROSENBAUM FARM

Scott specializes in technology infrastructure, with over 10 years of experience. From our research, the current technological infrastructure of the farm doesn’t allow for internet providers to offer cable or high speed internet. Satellite companies are known to over charge and cap internet usage, not only that, the satellites themselves are antiquated and limited in their ability to provide internet and TV.

PROPOSAL

Currently, the neighborhood across the street is wired for cable and high-speed internet, about 100 feet from the Rosenbaum Farm. With permission from the Rosenbaum Family, Scott is willing to work as a liaison between the farm and internet providers to offer cable and high-speed internet to the Rosenbaum farm. This would include working directly with the cable providers to oversee and project manage the installation of cable lines from the neighboring streets over to the farm via the telephone poles. Once the infrastructure is set up, the Rosenbaum Farm will have permanent access to updated technology, cable options and savings in high speed internet that are not currently available to them due to lack of infrastructure. This proposal is contingent on the Rosenbaum family’s consent for the internet providers to run non-invasive lines on their private property and also on the interest in internet providers to provide these services to the farm.
